Rezoning changes the use zone designation of a property to allow for a different use zone, than is currently permitted, e.g. from “Residential 1” with residential related land uses to “Business 1” with business related uses. Subdivision is a request to the municipality to split a single property into multiple properties. Excision often involves removing land from the strict farming regulations.

If you plan to build, change how the property is used, subdivide or consolidate it, or make major alterations, an application may be required to ensure your plans follow local zoning and land use rules. For simple renovations or activities that don’t change the property’s use, you might not need one. A town planner can help determine if your property requires an application.
Once a land use development application is approved, the owner of the property must complete a compliance process to meet all conditions of the approval. Once this process is finalised, the SPLUMA certificate is issued, and serves as official confirmation that all conditions have been met. It is often required for property transactions, such as sales or transfers, and can make future development approvals easier.
